It also features an unheated outdoor jacuzzi, a T-shaped unheated pool, a living room, a lounge, a dining room, a fully equipped kitchen, a guest toilet, a garage, a fireplace, underfloor heating, a garden, a barbecue, a small room with some exercise equipment, and a library. The minimalist design ensures a comfortable and sophisticated stay, where simplicity meets boundless good taste.

Each space has been conceived to preserve privacy and symmetry. The neighborhood is quiet, safe, and distinguished.

The nearest beach is just a 20-minute walk away, down the cliffs – a route that rewards with incomparable scenery. The property is located a 20-minute drive from Palma and 10 minutes from the airport. 💫 Property Details The two master bedrooms share a large en-suite bathroom with a shower, bathtub, and panoramic sea views, as well as a generously sized private balcony. The third en-suite bedroom also offers sea views, while the fourth bedroom faces the private garden. All rooms feature high-quality mattresses, towels, and premium bed linen. The main living room has a 42" TV with Apple TV, a Sonos sound system, two sofas, and a central table. The lounge area, furnished with comfortable armchairs, wooden coffee tables, and a fireplace, invites relaxation on cooler nights. The library, equipped with a carefully selected collection of books and a desk, is ideal for reading or working in a serene environment. The dining room offers a table seating 10 guests and is fully equipped with crockery, glassware, and kitchen utensils. These spaces – the library, lounge, living room, and dining room – share a single open-plan area, subtly delineated to create distinct atmospheres, all with stunning sea views. The kitchen is fully equipped with modern appliances (Nespresso machine, oven, microwave, induction hob, washing machine, dryer, fridge/freezer, among others), facilitating a complete culinary experience. Adjacent to it is a utility room for storing food and wines. The electronic shutter system allows for regulating light and ventilation, while the fireplace and underfloor heating create a cozy atmosphere during winter. A master switch, located next to the main door, allows you to lower them all simultaneously.

There are two security cameras outside the villa and two inside the living room and one at the entrance; they only record when the alarm is connected.

The alarm is activated by a remote control hanging on the stairs leading to the upper floor. No additional services (chef, nanny, tutors, etc.) are provided, although guests are free to hire third parties. In case of an electrical overload, the main circuit breakers are located in the garage, to the right of the wooden door. No umbrellas are provided; it is suggested to enjoy the sun and views from the pool or with floats. Some areas, such as the pool or stairs, do not have protective railings for design reasons, and the pavement can be slippery when wet.

For this reason, stays are not recommended for children under 12 years of age, except under parental responsibility. 📌 House Rules Maintain order and cleanliness during your stay. Dispose of trash in the designated bins or collection points before the end of your stay. Use air conditioning and heating responsibly; turn them off when you are not in the villa. Noise, loud music, and parties are strictly prohibited.

Failure to comply with these rules may result in the loss of the security deposit. No pets allowed. No smoking indoors.
