They assume that real estate prices will continue to rise over the next three years:<\/p>\n<blockquote><p>\u201cIf the market environment remains positive, growth rates can range about 6% per year by 2022.\u201d<\/p><\/blockquote>\n<p>is how the study\u2019s leader Prof. Marco W\u00f6lfle summarises the findings.<\/p>\n<div id=\"attachment_1265\" class=\"wp-caption aligncenter\" style=\"width: 601px;\">\n<a href=\"https:\/\/www.portamallorquina.com\/blog\/mallorca\/PrognoseWertentwicklung_EN.jpg\"><img loading=\"lazy\" class=\"wp-image-1265\" src=\"https:\/\/www.portamallorquina.com\/blog\/mallorca\/PrognoseWertentwicklung_EN.jpg\" sizes=\"(max-width: 601px) 100vw, 601px\" srcset=\"https:\/\/www.portamallorquina.com\/blog\/mallorca\/PrognoseWertentwicklung_EN.jpg 2125w, https:\/\/www.portamallorquina.com\/blog\/mallorca\/PrognoseWertentwicklung_EN-768x435.jpg 768w\" alt=\"\" width=\"601\" height=\"340\" \/><\/a>\n<p class=\"wp-caption-text\">They assume that real estate prices will continue to rise over the next three years:<\/p>\n<\/div>\n<p>Porta Mallorquina Real Estate\u2019s Managing Director Joachim Semrau shares this assessment:<\/p>\n<blockquote><p>\u201cHoliday properties with good amenities in prominent locations still have good potential for value appreciation.\u201d<\/p><\/blockquote>\n<h2><span id=\"2019-price-level\">2019 price level<\/span><\/h2>\n<p>The <strong>average price<\/strong> per square metre for holiday properties in Mallorca is currently about <strong>\u20ac5,400<\/strong>, around 8% higher than in the previous year. The most expensive region remains the <strong>southwest<\/strong>, with an average value of around \u20ac7,200\/m\u00b2.<\/p>\n<p>Buyers pay less than half of this at the <strong>centre of the island<\/strong>, the only region with average prices below \u20ac3,500\/m\u00b2.<\/p>\n<div id=\"attachment_1264\" class=\"wp-caption aligncenter\" style=\"width: 600px;\">\n<a href=\"https:\/\/www.portamallorquina.com\/blog\/mallorca\/PreisspiegelMallorcaImmobilien2019_EN.jpg\"><img loading=\"lazy\" class=\"wp-image-1264\" title=\"Price level Mallorca properties\" src=\"https:\/\/www.portamallorquina.com\/blog\/mallorca\/PreisspiegelMallorcaImmobilien2019_EN.jpg\" sizes=\"(max-width: 600px) 100vw, 600px\" srcset=\"https:\/\/www.portamallorquina.com\/blog\/mallorca\/PreisspiegelMallorcaImmobilien2019_EN.jpg 2325w, https:\/\/www.portamallorquina.com\/blog\/mallorca\/PreisspiegelMallorcaImmobilien2019_EN-768x667.jpg 768w\" alt=\"\" width=\"600\" height=\"521\" \/><\/a>\n<p class=\"wp-caption-text\">The average price per square metre for holiday properties in Mallorca is currently about \u20ac5,400, around 8% higher than in the previous year.<\/p>\n<\/div>\n<p>In terms of price, the <strong>north coast<\/strong> is generally well over \u20ac4,000\/m\u00b2, on average. The <strong>southern region<\/strong> has opened up in terms of pricing, and with just under \u20ac4,400\/m\u00b2, is only just below the level in the <strong>southeast<\/strong>, which has remained relatively stable at \u20ac 4,530\/m\u00b2.<\/p>\n<p>In the <strong>Palma region<\/strong>, there are hardly any differences between the city and the surrounding area; properties in either spot with good amenities cost around \u20ac6,000\/m\u00b2, on average.<\/p>\n<h2><span id=\"double-digit-price-increases-in-the-south-and-southwest\">Double-digit price increases in the south and southwest<\/span><\/h2>\n<p>Compared to the previous year, the south and the southwest recorded the highest price jumps, with the study identifying an increase of 20% and 16%.<\/p>\n<a href=\"https:\/\/www.portamallorquina.com\/blog\/mallorca\/Ver\u00e4nderungQuadratmeterpreiseRegion_EN_2.jpg\"><img loading=\"lazy\" class=\"aligncenter wp-image-1282\" src=\"https:\/\/www.portamallorquina.com\/blog\/mallorca\/Ver\u00e4nderungQuadratmeterpreiseRegion_EN_2.jpg\" sizes=\"(max-width: 600px) 100vw, 600px\" srcset=\"https:\/\/www.portamallorquina.com\/blog\/mallorca\/Ver\u00e4nderungQuadratmeterpreiseRegion_EN_2.jpg 1822w, https:\/\/www.portamallorquina.com\/blog\/mallorca\/Ver\u00e4nderungQuadratmeterpreiseRegion_EN_2-768x615.jpg 768w\" alt=\"\" width=\"600\" height=\"480\" \/><\/a>\n<p>Moderate increases of up to 4% were recorded for the other regions, while the average level in area <strong>surrounding Palma<\/strong> and the <strong>southeast<\/strong> has even fallen slightly. However, according to the study, this should not be overestimated, since prices in these regions have increased disproportionately in recent years. As a result, it is more likely that we will experience a <strong>sideways movement<\/strong> in 2019.<\/p>\n<h2><span id=\"pool-and-view-decide-the-price\">Pool and view decide the price<\/span><\/h2>\n<p>Majorca holiday properties have <strong>above-average amenities<\/strong>. Each seventh advertisement falls within the luxury segment, while, all in all, upscale or luxury properties make up almost a half of the market. The academics were only able to assign 14% of the holiday real estate to the \u201cbasic\u201d category.<\/p>\n<div id=\"attachment_1261\" class=\"wp-caption aligncenter\" style=\"width: 600px;\">\n<a href=\"https:\/\/www.portamallorquina.com\/blog\/mallorca\/MarktangebotAusstattungRegionen_EN.jpg\"><img loading=\"lazy\" class=\"wp-image-1261\" src=\"https:\/\/www.portamallorquina.com\/blog\/mallorca\/MarktangebotAusstattungRegionen_EN.jpg\" sizes=\"(max-width: 600px) 100vw, 600px\" srcset=\"https:\/\/www.portamallorquina.com\/blog\/mallorca\/MarktangebotAusstattungRegionen_EN.jpg 2223w, https:\/\/www.portamallorquina.com\/blog\/mallorca\/MarktangebotAusstattungRegionen_EN-768x474.jpg 768w\" alt=\"\" width=\"600\" height=\"370\" \/><\/a>\n<p class=\"wp-caption-text\">Upscale or luxury properties make up almost a half of the market.<\/p>\n<\/div>\n<p>On average, a <strong>pool<\/strong> adds up to a fifth on the value of a property and is usually a sign for an upper-class property. If a luxury real estate has a corresponding high-end pool, this premium can increase the price to a good 40%.<\/p>\n<div id=\"attachment_1280\" class=\"wp-caption aligncenter\" style=\"width: 600px;\">\n<img loading=\"lazy\" class=\"wp-image-1280\" src=\"https:\/\/www.portamallorquina.com\/blog\/mallorca\/blick-mallorca-immobilie-1.jpg\" sizes=\"(max-width: 600px) 100vw, 600px\" srcset=\"https:\/\/www.portamallorquina.com\/blog\/mallorca\/blick-mallorca-immobilie-1.jpg 900w, https:\/\/www.portamallorquina.com\/blog\/mallorca\/blick-mallorca-immobilie-1-768x512.jpg 768w\" alt=\"\" width=\"600\" height=\"400\" \/>\n<p class=\"wp-caption-text\">On average, a pool adds up to a fifth on the value of a property and is usually a sign for an upper-class property.<\/p>\n<\/div>\n<p>A <strong>sea view<\/strong> has a similar effect, according to market study. Around <strong>15% surcharge<\/strong> is due for the sought-after view of the Mediterranean, and if the property is in the first line of development, it is on average about one-third more expensive.<\/p>\n<p>In the <strong>south<\/strong>, <strong>southwest<\/strong> and also in the <strong>northwest<\/strong>, properties in the first line of development cost between 40% and 60% more than average prices for properties without a view.<\/p>\n<div id=\"attachment_1262\" class=\"wp-caption aligncenter\" style=\"width: 600px;\">\n<a href=\"https:\/\/www.portamallorquina.com\/blog\/mallorca\/PreisaufschlagErsteMeereslinie_EN.jpg\"><img loading=\"lazy\" class=\"wp-image-1262\" src=\"https:\/\/www.portamallorquina.com\/blog\/mallorca\/PreisaufschlagErsteMeereslinie_EN.jpg\" sizes=\"(max-width: 600px) 100vw, 600px\" srcset=\"https:\/\/www.portamallorquina.com\/blog\/mallorca\/PreisaufschlagErsteMeereslinie_EN.jpg 2195w, https:\/\/www.portamallorquina.com\/blog\/mallorca\/PreisaufschlagErsteMeereslinie_EN-768x511.jpg 768w\" alt=\"\" width=\"600\" height=\"399\" \/><\/a>\n<p class=\"wp-caption-text\">Around 15% surcharge is due for the sought-after view of the Mediterranean, and if the property is in the first line of development, it is on average about one-third more expensive.<\/p>\n<\/div>\n<p>Porta Mallorquina Real Estate\u2019s Managing Director <strong>Joachim Semrau<\/strong> explains the sizeable sea-side surcharge in the southern region with the high number of newly built properties in the first line between <strong>Son Veri Nou<\/strong>, <strong>Sa Torre<\/strong> and <strong>Bahia Grande<\/strong> within the last 15 years.<\/p>\n<p>Especially foreign buyers are seeking for houses directly at the sea and the properties are high-end fitted. In the 2nd or 3rd line you can find a typical range of Majorcan middle-class buildings, what explains the price differences between these used properties and the luxury new built ones in the first sea-line.<\/p>\n<div id=\"attachment_1270\" class=\"wp-caption aligncenter\" style=\"width: 600px;\">\n<a href=\"https:\/\/www.portamallorquina.com\/blog\/mallorca\/Villa-Son-Veri-Nou.jpg\"><img loading=\"lazy\" class=\"wp-image-1270\" src=\"https:\/\/www.portamallorquina.com\/blog\/mallorca\/Villa-Son-Veri-Nou.jpg\" sizes=\"(max-width: 600px) 100vw, 600px\" srcset=\"https:\/\/www.portamallorquina.com\/blog\/mallorca\/Villa-Son-Veri-Nou.jpg 900w, https:\/\/www.portamallorquina.com\/blog\/mallorca\/Villa-Son-Veri-Nou-768x512.jpg 768w\" alt=\"\" width=\"600\" height=\"400\" \/><\/a>\n<p class=\"wp-caption-text\">There are many new built properties in the first sea line between Son Veri Nou, Sa Torre and Bahia Grande in the south.<\/p>\n<\/div>\n<h2><span id=\"one-in-three-new-buildings-in-the-southwest\">One in three new buildings in the southwest<\/span><\/h2>\n<p>The age of the holiday properties on offer has an island-wide impact on the real estate price: a <a href=\"https:\/\/www.portamallorquina.com\/property\/newly-built\/\" target=\"_blank\" rel=\"noopener noreferrer\">new building<\/a> is, on average, a good third more expensive than an existing property.<\/p>\n<div id=\"attachment_1263\" class=\"wp-caption aligncenter\" style=\"width: 600px;\">\n<a href=\"https:\/\/www.portamallorquina.com\/blog\/mallorca\/PreisaufschlagRegionenNeubau_EN.jpg\"><img loading=\"lazy\" class=\"wp-image-1263\" src=\"https:\/\/www.portamallorquina.com\/blog\/mallorca\/PreisaufschlagRegionenNeubau_EN.jpg\" sizes=\"(max-width: 600px) 100vw, 600px\" srcset=\"https:\/\/www.portamallorquina.com\/blog\/mallorca\/PreisaufschlagRegionenNeubau_EN.jpg 2755w, https:\/\/www.portamallorquina.com\/blog\/mallorca\/PreisaufschlagRegionenNeubau_EN-768x343.jpg 768w\" alt=\"\" width=\"600\" height=\"268\" \/><\/a>\n<p class=\"wp-caption-text\">Newly built properties in Mallorca are often luxury buildings which explains the price differences to used ones.<\/p>\n<\/div>\n<p>Most new buildings are located in the most densely populated region, the <strong>southwest<\/strong>. One in three holiday homes area found there, and just under 40% of new properties are also available in the sought-after region between Port d\u2019Andratx and Portals Nous. New construction on the island also focuses on the hinterland of <strong>Palma<\/strong> and the <strong>southeast<\/strong>.<\/p>\n<div id=\"attachment_1269\" class=\"wp-caption aligncenter\" style=\"width: 600px;\">\n<a href=\"https:\/\/www.portamallorquina.com\/blog\/mallorca\/VerteilungNeubau-AngeboteRegionen_EN.jpg\"><img loading=\"lazy\" class=\"wp-image-1269\" src=\"https:\/\/www.portamallorquina.com\/blog\/mallorca\/VerteilungNeubau-AngeboteRegionen_EN.jpg\" sizes=\"(max-width: 600px) 100vw, 600px\" srcset=\"https:\/\/www.portamallorquina.com\/blog\/mallorca\/VerteilungNeubau-AngeboteRegionen_EN.jpg 1595w, https:\/\/www.portamallorquina.com\/blog\/mallorca\/VerteilungNeubau-AngeboteRegionen_EN-768x627.jpg 768w\" alt=\"\" width=\"600\" height=\"490\" \/><\/a>\n<p class=\"wp-caption-text\">New construction on the island focuses on the southwest, surroundings of Palma and the southeast.<\/p>\n<\/div>\n<h2><span id=\"investors-should-prioritise-location\">Investors should prioritise location<\/span><\/h2>\n<p>Overall, the Center for Real Estate Studies continues to rate Majorca as a triple-A location for holiday real estate.<\/p>\n<blockquote><p>\u201cWhile regular terrorist reports have made their way into the public eye and the oppressive fate of the refugees has had a dominant position, Mallorca appears to be a haven of stability among tourist destinations,\u201d t<\/p><\/blockquote>\n<p>he study says. Despite the recent failures of Air Berlin in 2018 and Germania in early 2019, no other island can be reached as often and as quickly from Europe by plane as the largest Balearic island.
